This pocket neighborhood project off of Stow Road in Harvard is in its final permitting stage.  There are five clusters of homes, each designed to a Zero Energy Attainable standard. 

There are 24 homes in total.  The home styles include 2 and 3 bedroom colonials, capes, saltboxes, ranches, Greek revivals and carriage houses.  The square footage of these homes range from about 900 to over 2300. 

The Zoning Board of Appeals has approved the project, the DEP has approved a public water supply and the Conservation Commission has issued an Order of Conditions.  We are currently working on the septic system approvals.

The subdivision has been designed using Low Impact Development (LID) storm water techniques.  Ample rain gardens, grass lines swales and a bio-retention cell gently return the rainwater to the ground.

The homes will feature solar electric systems to generate renewable electricity.  Water will be heated with instantaneous gas hot water heaters.  The heating and cooling will be provided by air source mini-splits that are rated to produce heat down to -13 degrees. 

The super insulated homes are designed with our signature 12" double studded 2x4's with a 5" gap between the two walls.  The R-Value of the low density foam that fill these walls is 45.  The attic has 18" of cellulose on the flat for an R-Value of 63.  The R-5 windows are triple glazed and filled with krypton gas.
